What does a gated golf community on St. Simons Island actually cost to live in, beyond the number on the listing? Ask that question to three different agents about three different neighborhoods and you'll get three different answers, because the phrase "gated golf community" is doing a lot of quiet work on this island. It covers at least three separate financial arrangements, and none of them show up as a line item on the MLS sheet.

That matters more than usual right now. Island-wide, the market sits at an average home value of about $688,772 as of the June 2026 Zillow snapshot, up 1.7% over the past year, with homes going to pending in around 46 days. Redfin's numbers for the three months ending May 2026 tell a slightly softer version of the same story: a median sale price of $664,000, down 2.9% year over year, with homes averaging 45 days on market. Both are reasonable summaries of the island as a whole. Neither one tells you anything about what happens once you walk through a specific gate.

Three Gates, Three Different Deals

Start with Island Club at Retreat, the roughly 400-home neighborhood built around the Retreat golf course, a Sea Island layout that Davis Love III reworked starting in 2000. Island Club sits mid-island off Kings Way, a short drive from Pier Village, and it reads on paper like the platonic ideal of a golf community: gated entry, a clubhouse pool, tennis and pickleball courts, on-site dining at the Davis Love Grill. But the HOA itself is light. Recent listing records put annual dues somewhere between $750 and $1,100, and club access beyond that is optional. Nobody is required to join anything to own a house on Medinah, Augusta, or Merion streets, where recent listings have ranged from the high $800,000s for a golf-front lot to roughly $1.25 million for a renovated home.

Sea Palms, up in the mid-north part of the island, runs on a different logic entirely. You don't need any membership to live there. But if you want the pool or the tennis courts, you're buying into one of several tiers: Signature, built for the avid golfer; Junior Signature, reserved for members between 21 and 40; and National, aimed at part-time Glynn County residents who want the perks without the year-round commitment. Living in Sea Palms and using Sea Palms are two separate transactions, and the second one is priced by category.

Frederica Golf Club flips the model again. It's a roughly 3,000-acre master-planned community with homesites that start near 8 acres, and membership there isn't optional in the way it is at Island Club. It's by invitation, extended to future property owners. Buy a home in Frederica and you're invited to apply, not automatically enrolled. That invitation also opens a second door: Frederica property owners can apply separately to the Sea Island Club itself, as either a Full Golf or a Beach and Sports member.

Which brings us to the number that actually changes the math. Sea Island Club membership, the one Frederica owners get to apply for and the one some Island Club buyers pursue on their own, carries a widely cited initiation fee of $150,000, plus annual dues of $12,000. Buy a home directly on Sea Island and the initiation fee is waived. The $12,000 in annual dues is not.

That's the part worth sitting with. The Sea Island Club's own membership materials describe two tracks: Full and Beach and Sports memberships, which require buying qualified real estate, and Invitational and Junior memberships, which don't require any real estate purchase at all. So the club fee isn't tied to a single neighborhood's HOA the way a pool assessment might be. It's a separate agreement, layered on top of whatever the property's own association charges, and it applies differently depending on which membership category a buyer is pursuing and whether they're buying on Sea Island itself or applying in from a connected community like Frederica or Island Club.

Why the Median Doesn't Warn You

Here's where the island-wide numbers become genuinely misleading if you don't know to look past them. A spring 2026 snapshot of the St. Simons Island Club area (the community also known as Island Club at Retreat) put the neighborhood's median listing price near $1.5 million, with only a handful of homes for sale at any given time. That's more than double the island-wide average from the same period. A buyer scanning the general $664,000 to $688,000 range for St. Simons and then landing on an Island Club listing well north of $1 million could reasonably assume they've found an outlier property. In some cases they have. In others, they've found a normal home in a community where inventory is thin enough that one or two sales swing the whole median.

None of that price movement, high or low, tells you anything about whether the home comes with real club access or just the view of a fairway. Two houses can list within $50,000 of each other, one in Island Club with a $900 annual HOA bill and no club obligation, the other in Frederica with an invitation pending and a Sea Island Club application in process that could eventually mean $150,000 down and $12,000 a year. The listing photos will look nearly identical. The total cost of the lifestyle they're selling will not.

If club access is part of why a specific St. Simons Island home appeals to you, treat that appeal as a separate line item from the purchase price. A few questions are worth asking before you write an offer:

  • Does this specific address carry any club obligation, or is the HOA the only recurring cost?
  • If membership is available but optional, what's the current initiation fee and annual dues, and has either changed recently?
  • If the community is invitation-based, like Frederica, what does that process actually look like and how long does it typically take?
  • Are pool, tennis, or dining access bundled with HOA dues anywhere in this community, or are they always a separate membership?

None of this shows up in a standard HOA resale packet. HOA documents cover the property owners association. Club membership is a separate agreement with its own office, its own approval process, and in Sea Island's case, its own six-figure entry point. A buyer who only requests HOA paperwork can close on a home and still not know what it would cost to actually use the amenities that sold them on the neighborhood.
